Tenant Selection and Screening
Only formal written applications, using an approved questionnaire including a 100 point identification system, are accepted, enabling an informed decision as to the suitability of the applicant. Our application forms include a privacy act acknowledgement and release and cover areas such as previous terminations, bond deductions, tenancy refusals, smoking/non smoking occupants as well as occupation, employment and previous landlord and/or managing agents references.
The reference checks we make are comprehensive and only when we are satisfied with those checks will a recommendation be made to you.
Legally Correct Documentation
Extensive documentation is required when renting a property. We ensure your protection with updated and accurately executed documentation, as recommended by the Real Estate Institute of South Australia.
We offer and recommend that our landlords effect cover with our Landlord Protection Policy, arranged through MGA Insurance Brokers Pty Ltd. For a very competitive premium your property is covered for loss of rent due to unforseen departing or defaulting tenants or malicious damage to the property. Your contents ie. curtains, carpets, light fittings and certain legal expenses are also covered.
It is our policy to conduct a detailed initial inspection at the beginning of each tenancy and have this signed by the Tenant. We also conduct three monthly inspections. Any damage not attributable to fair wear and tear that is recorded at the end of the tenancy, which was not recorded on the initial inspection, is made good at the expense of the Tenant. This minimises disputes with regard to the properties entry and exit condition and therefore the bond disbursements.
